Santitham, Chiang Mai: Neighborhood Guide

Nimman's more affordable, more authentically Thai neighbor — a dense grid of multi-story shophouses just northwest of the Old City, ten minutes from Nimman by bike. It's popular and clearly on the rise, and the draw is value: cheaper condos (D Vieng is a known one), shophouse cafes, and street food without the Nimman markup. Standalone houses are scarce — this is shophouse-and-condo living — and it's walkable, with a motorbike making life easier.

One thing to know going in: Santitham has a small red-light pocket, a strip of adult bars woven into the neighborhood, which is why we rate it a little lower on safety than its neighbors. It's more a question of after-dark character than real danger — we'd walk Nimman or Jed Yod at night before here — but it's worth a thought if you're moving with kids.
