San Kamphaeng

About 30 minutes east, and worth understanding as two different places inside one boundary. San Kamphaeng town and the Bo Sang corridor along Route 1006 are the heart of it: traditional Thai market life, the famous san kor (umbrella village) at Bo Sang, craft workshops, local temples, and the kind of daily rhythm that hasn't changed much in a generation. This is where expats come who genuinely want to live Thai-style rather than in an expat bubble — affordable, authentic, and about as integrated as you can get in Chiang Mai. Chiangmai Cedar International School provides the one solid expat anchor.

Further east, the boundary extends to cover the Mae On valley — an entirely different proposition. This is farms, forest, eco-resorts, and the occasional high-end estate, with the San Kamphaeng Hot Springs and Muang On Cave as the marquee draws. Some families have built homes out here for the land prices and the scenery, but it's genuinely remote; the town amenities of San Kamphaeng don't reach this far. Think of Mae On as the far frontier of the same administrative district, not a continuation of the town character.
